The official line from the Land Registry is that you are not able to change form Joint owners of a Property to Tenants in Common after the death of a Joint owner, however, a similar effect on the asset can be achieved by the careful use of a Deed of Variation if created within two years of the Joint owners death with the permission of the surviving owner.
